From the downtown Puerto Vallarta hotel zone, hotels and condo towers line the beaches until Marina Vallarta.
Across the state line between Jalisco and Nayarit begins the Riviera Nayarit, beggining with and featuring Nuevo Vallarta, then North to Bucerias, La Cruz de Huanacaxtle (where an amazing new Marina just opened).
Here begins the Punta de Mita peninsula, where the real estate gets pricey because of the Punta Mita Resort featuring a Four Seasons Resort and the brand new St. Regis Resort which share two Jack Nicklaus golf courses and some of the best golf in Mexico.
North of Punta de Mita is the massive government funded, multi-development zone called Litibu, then the on to the trendy surf town of Sayulita, the quiet and cultured San Pancho.
Go further North to the towns of Lo de Marcos, Rincon de Guayabitos, Chacala, all the way to San Blas, you will find your open range of opportunities that are still only beginning to be revealed.Be sure to ask a professional real estate agent for advice and representation. Just like any occupation or hobby, we have those who are in it part time or for something to do. You do not want to invest in property in a foreign country using a hobbyist.

Imigration
Where the American and Canadian Consulates might be a great help to you, or the best medical care may set you at ease one day Etc, etc.
You need to know what an FM-3, FM-2 and FM-T are. These are immigraton permits and your rep needs to know the advantages and disadvantages and the differences of having one or the other.
Depending which document you have affects your capital gains taxes. These documents will serve you well when it comes time to sell. Get your advice from a pro, someone who does this full time and doesn’t go home in the summer.
