Punta Mita is proud to wel­come back golf leg­end and course designer Jack Nick­laus to inau­gu­rate the Punta Mita Bahía Jack Nick­laus Sig­na­ture Design golf course. The two-day cel­e­bra­tion of Punta Mita’s new crown jewel will take place Novem­ber 15 and 16, 2009, and will include a Member-Guest Tour­na­ment on Sun­day the 15th, fol­lowed by the inau­gural activ­i­ties fea­tur­ing Jack Nick­laus on the 16th. The day will kick off at 11am, when Jack Nick­laus hits the “offi­cial” inau­gural drive from the first tee, fol­lowed by play on the courses’ 17th and 18th holes. A cham­pagne toast will fol­low, and all Club Punta Mita Mem­bers are invited to wit­ness this mem­o­rable event.

This is the sec­ond course Nick­laus has designed for Punta Mita, the first being Punta Mita Pací­fico, which opened in 1999 and boasts the only nat­ural ocean island par-3 hole in the world. Both courses are part of the pri­vate Punta Mita Club de Golf, with play reserved exclu­sively for Punta Mita home­own­ers, those rent­ing a Punta Mita res­i­dence and guests of Four Sea­sons and St. Regis Punta Mita Resorts.

Its green has a tricky drop off with a deep bunker on the left side. Hole 17, a 387-yard par-4, is a short dog­leg left, which fol­lows the con­tour of a cove and requires a carry over rocks and sand to a small water­front green.

Four Sea­sons Resort Punta Mita has launched a lux­u­ri­ous 55-foot yacht for both Resort guests and Punta Mita home­own­ers to char­ter pri­vately on a daily basis. The Italian-built ship is oper­ated by the Resort, and the Cap­tain and First Mate—both Four Sea­sons employees—bring Four Sea­sons’ leg­endary ser­vice to the beau­ti­ful Pacific Ocean coast­line and enchant­ing nearby islands.

Guests board the yacht just out­side the Resort in the adja­cent har­bor on the Bay of Ban­deras. Cruis­ing and activ­ity options include snor­kel­ing and div­ing along the pris­tine coast or along the pro­tected Mari­etas Islands (which boast a thriv­ing bird and fish pop­u­la­tion), whale watch­ing dur­ing the months of Decem­ber through March, and fish­ing in the boun­ti­ful waters sur­round­ing the Punta Mita penin­sula. Buyers Market: Beginning of the end?

As lux­ury vaca­tion home and condo own­ers in Mex­ico largely avoided the U.S mort­gage melt­down, large and small devel­op­ments are tee­ter­ing if not shut­ing down from the credit crunch, eco­nomic down­turn and neg­a­tive media storm.

For the most part, indi­vid­u­als in the high end mar­ket feel­ing the squeeze and will­ing to take a loss on their prop­erty are often the same who entered the mar­ket some­what recently, along with the entry of the U.S. mort­gage indus­try to Mex­ico just a few years ago.

His­tor­i­cally, for­eign­ers buy­ing real estate in Mex­ico could only pay in cash. The mort­gage indus­try in Mex­ico is only now start­ing to gain momen­tum as cash buy­ers are both fewer and patiently on the sidelines.

A  large seg­ment of prop­erty own­ers that paid cash and got in early enough to see the mete­oric appre­ci­a­tion of their prop­er­ties have cho­sen to hold steady to the dream.

Few are seri­ously lever­aged and most enjoy their vaca­tion prop­er­ties, how­ever lit­tle time there is to use them.

From the per­spec­tive of lux­ury real estate pro­fes­sion­als, the reces­sion appar­ently has not lasted long enough to affect a net loss, much less a reduced return on investment.

As dreams are deferred across the globe,  most own­ers are hun­ker­ing down and spurn­ing low-ball offers.

This doesn’t mean there aren’t great oppor­tu­ni­ties for bar­gain hunters, but it is noth­ing like the hyper-active fore­clo­sure oppor­tu­ni­ties avail­able in the U.S.

Busted mutual fund and stock port­fo­lios have forced many retirees to rethink their sit­u­a­tions and there is con­sid­er­able activ­ity in the sub-million dol­lar Baby Boomer market.

Re-sales, Com­pleted Prod­uct and Land

Activ­ity has picked up even more this week after recent signs of recov­ery, how­ever the devel­op­ment / project / con­struc­tion lend­ing has yet to restart, so many strug­gling and stalled projects are clearly out of con­sid­er­a­tion for those look­ing to enter the mar­ket with real­is­tic imme­di­ate vaca­tion expectations.

Soon, the deliv­ered / deliv­er­able inven­tory will be at a pre­mium as par­tially com­pleted large scale projects tem­porar­ily blight the landscape.

Then there is, in our opin­ion, the most solid invest­ment of all…land.

Sin­gle fam­ily home­sites within well secured and gated sub­di­vi­sions along the lux­u­ri­ous Punta de Mita coast­line hold value and pro­vide the empty can­vas to build a per­son­al­ized dream house expe­ri­ence that just isn’t real­is­ti­cally afford­able in the U.S.

We offer the best of these prop­er­ties with dis­cre­tion in respect to highly moti­vated sellers.

There are also some high qual­ity, smaller scale projects which deserve close inspection.

PUNTA MITA, Nayarit, Mex­ico — When it came time to build another golf course at Punta Mita Golf Club, appar­ently there was never any con­sid­er­a­tion to hir­ing a dif­fer­ent designer.

After all, folks were more than sat­is­fied with the first golf course, now known as Paci­fico Course, designed by Jack Nick­laus. So why not bring back the Golden Bear for the Bahia Course? Why mess up a good thing?

Nick­laus, how­ever, knew that cre­at­ing a golf course that was sim­i­lar to Paci­fico would be almost point­less. You’re not likely to mis­take Bahia for a Tom Fazio-design, but it isn’t typ­i­cal Nick­laus, either. Here you’ll find severely undu­lat­ing greens, plenty of turns and twists and nary a flat lie on the course — just the oppo­site of Pacifico.

You’ll also find plenty of great vis­tas of the Pacific Ocean like its sis­ter course.

I don’t think you’ll find a bet­ter one-two com­bi­na­tion any­where,” said Phillip Fer­rari, direc­tor of golf at Punta Mita Golf Club.

Hard to argue that point. While there may be some facil­i­ties that may give Punta Mita Golf Club a run for the money, you can count the two courses here among the best 36 holes in golf. Play one one day and another the next. Or play 36 all in the same day.

Once again, plenty of ocean holes

No doubt the 7,035-yard, par-72 Bahia course has a dif­fer­ent feel than Paci­fico, but you aren’t cheated out of ocean views.

By the time you get to the sec­ond green, the Pacific Ocean looms in the back­ground. It con­tin­ues off the 224-yard par-3 third, and you can see the beach and ocean on half of the golf course.

What you’ll also find, though, is great shot val­ues through­out the golf course. There are some pin place­ments, quite frankly, that are inac­ces­si­ble. Bahia can be set up to be extremely difficult.

There’s a par­tic­u­larly good stretch of holes mid­way through the back nine.

Water from a lake comes into play on the sec­ond and third shots of the dog­leg. par-5 13th. At 554 yards, it is pos­si­ble to hit in two, but it isn’t a par cinch if you play it in three shots.

The 14th, a 440-yard par 4, doglegs left down toward the ocean. Pick­ing the right club to account for slope and wind on the approach can be tricky.

And the 15th, at 462 yards, plays more like 500 if it’s into the wind.

Like all good courses, Bahia has a great fin­ish­ing stretch, too, high­lighted by the 387-yard 17th. With beach and ocean cut­ting into the left side of the fair­way, the tee shot is dif­fi­cult, and the approach even harder. Two pre­cise shots are needed for a birdie putt here, oth­er­wise you could be look­ing at dou­ble bogey or worse.

Bahia Course at Punta Mita Golf Club: The verdict

Not that you should ever get bored play­ing Paci­fico, but Bahia is a nice change of pace and per­haps more dif­fi­cult, although Paci­fico is rated at 72.7 with a slope of 131.

But while the golf course may be a lit­tle more chal­leng­ing with its undu­lat­ing fair­ways and greens, it too offers gen­er­ous fair­ways and plenty of oppor­tu­nity to get the ball in play.

For­merly served by only the Four Sea­sons Resort Punta Mita, trav­el­ers now have two options.

In Novem­ber 2008, the St. Regis Hotel Punta Mita opened next to the club. The resort fea­tures 120 secluded rooms, each with their own stair­way and views of the Pacific Ocean. Was it Walt Whit­man or the nation of Mex­ico that said “I am large, I con­tain mul­ti­tudes”? It was the poet, of course, but it’s equally true of Mex­ico — whether your pic­ture of it is the ruined pyra­mids of the Yucatán or the hip nightspots of the Dis­trito Fed­eral, you can bet there’s another side of Mex­ico you’re not con­sid­er­ing. In the case of Costa Careyes, it’s the exclu­sive, rel­a­tively unde­vel­oped, upscale yet unpre­ten­tious side.

There’s some­thing almost Euro­pean about it, like a clas­sic Riv­iera resort town — except there isn’t actu­ally a town. This is still the New World, and there’s noth­ing on these shores but the fifty-odd vil­las, casitas, bun­ga­lows and cas­tles of Costa Careyes. Yes, cas­tles — not for­ti­fied, but rather some­thing like mega-villas, each one posi­tioned for the best pos­si­ble view, and sur­rounded by a moat-like swim­ming pool.

Not all of them are quite so lav­ish, but they’re not far off. You might not know it just look­ing at it — note the absence of lim­ou­sines and liv­er­ied bell­men — but Costa Careyes is among the most lux­u­ri­ous resorts in the Amer­i­cas. The sea is your play­ground here, from the miles and miles of beach to any sea­far­ing activ­ity you could ask for, from surf­ing to deep-sea fish­ing. There’s a polo club three miles to the south — that’s the kind of enter­tain­ment we’re talk­ing about here.

And though it feels as remote as any­where, it’s not that far off the beaten track: Man­zanillo air­port is an hour to the south, and Puerto Val­larta air­port a lit­tle more than dou­ble that to the north.

PUNTA MITA, Mexico–(BUSINESS WIRE)–For the first time, devel­op­ers within Punta Mita are offer­ing below-market financ­ing rates for buy­ers of select prop­er­ties at this pres­ti­gious 1,500-acre gated com­mu­nity on Mexico’s Pacific Coast.

It requires a 25 per­cent down pay­ment and the 75 per­cent bal­ance due after 36 months, at five per­cent inter­est. Both El Encanto and Porta For­tuna com­mu­ni­ties are offer­ing devel­oper financ­ing on a selected inven­tory of com­pleted res­i­dences that require a 30 per­cent down pay­ment with five per­cent inter­est for 36 months. Ayia, a new com­mu­nity of 27 com­pleted, two-bedroom con­do­mini­ums with an array of ameni­ties, offers zero per­cent non-qualifying devel­oper financ­ing for a 24-month term, with a 30 per­cent down payment.

Accord­ing to a 2008 research study by Nor­ton Con­sult­ing, Inc., prices in Punta Mita, Mex­ico, are on aver­age 33% less than in sim­i­lar exclu­sive gated com­mu­ni­ties in Los Cabos, Hawaii, The Bahamas and Costa Rica. Specif­i­cally, detached three– and four-bedroom ocean/golf view homes in Punta Mita range from $634 to $711 per square foot ($2.4 to $2.7 mil­lion), com­pared to $1,413 to $1,497 per square foot ($4.6 to $5.3 mil­lion) in sim­i­lar high-end resort com­mu­ni­ties in the other destinations.

A spear-shaped penin­sula with nine miles of Pacific Coast shore­line, Punta Mita is sur­rounded on three sides by white-sand beaches and dra­matic coves. DINE has invested over $150 mil­lion USD to date in the project’s infra­struc­ture, and at full build-out, Punta Mita will have a real estate value of approx­i­mately $2 bil­lion. In Novem­ber, the St. Regis Resort and a sec­ond Jack Nick­laus Sig­na­ture golf course opened at Punta Mita.
