Fund for real estate in Mexico raises $293.3M

A fund geared to buy­ing indus­trial real estate in Mex­ico has raised $293.3 mil­lion from investors, Pru­den­tial Real Estate Investors said Tuesday.

The closed-end, pub­licly traded fund, dubbed PRUMEX Indus­trial III, will invest in devel­op­ing indus­trial sites, acquire port­fo­lios or indi­vid­ual prop­er­ties with a focus on ten­ants that dis­trib­ute or man­u­fac­ture goods to Mex­i­can or U.S. con­sumers, the com­pany said.

The fund is Prudential’s first offer­ing to Mexico’s Afores, a sys­tem of pri­vate pen­sion funds with more than 30 mil­lion members.

Pru­den­tial Real Estate Investors is the real estate invest­ment man­age­ment arm of Pru­den­tial Finan­cial Inc.

Shares in Pru­den­tial Finan­cial fell $1.33 to close Mon­day at $50.61.

2010 real estate tech predictions revisited — Inman News

Now that most of 2010 is done and we’re star­ing down the bar­rel of fall and early win­ter, I fig­ured it might be worth­while to revisit some of the pre­dic­tions that I made for Inman News waaaay back in Decem­ber 2009.

Those end-of-year and beginning-of-year pre­dic­tions always make a fun read, but I’ve also always been a lit­tle peeved by the way they get tossed out and then so often forgotten.

Since I’ve writ­ten one, I fig­ure it’s my oblig­a­tion to do a check-in and see how it went (or didn’t).

My main thrust is in how peo­ple are using tech­nol­ogy. It’s not enough for new tech or ideas to come to fruition if no one is using it yet. My belief that we are in the early days of a sig­nif­i­cant change in the way peo­ple dis­trib­ute and con­sume infor­ma­tion is at the heart of many of the pre­dic­tions I made those many months ago.

Some of the events and data sup­port this, some maybe not so much.

This was a once in a life­time expe­ri­ence for me and my fam­ily so we decided to go REALLY big for it and the loca­tion, Casa Siete, was a huge part of it. We just got back last night and has such an amaz­ing time!!

We just had our wed­ding at Casa Siete on Aug 21, 2010. When we planned our wed­ding we wanted it to be a fam­ily vaca­tion and we wanted every­one to be in together under one roof.

With 25 peo­ple (includ­ing infants) that required a BIG place. So we flew down to Puerto Val­larta and took an after­noon and toured 8 homes in the Punta Mita area. (Side note, we also looked at a cou­ple homes in Maui as well, but you just can’t find any­thing over as big or as a nice as what we found in Punta Mita.)

We toured homes in two devel­op­ments near the Four Sea­son in Punta Mita because we needed the hotel capa­bil­i­ties in case we had more than the 25 fam­ily mem­bers come down. The two devel­op­ments were Ran­cho and El BancoRan­cho is larger and more devel­oped. El Banco only has lots for 11 homes and cur­rently only 5 are built. We set­tled on Casa Siete because it was much more our style than the other homes.

It has mul­ti­ple pools includ­ing one with rocks to jump off of and another designed exclu­sively for pool vol­ley­ball includ­ing lines in the water… it was awe­some. It has a game room, great open palapa area and stun­ning views.

Also it has a lawn over­look­ing the water which is per­fect for a cer­e­mony. But the one thing that really put us over the top was the staff. When we toured the place we met them and they were so nice and so pro­fes­sional in addi­tion to being highly rec­om­mended from the real­tor that showed us the place.

The house and the staff lived up to every­thing we hoped it would be. Walk­ing back into the house after an awe­some surf ses­sion and see­ing the my nephews play­ing in the pool, while my inlaws napped in the palapa, while my cousins sunned them­selves, and Jaime Patino (the gen­eral man­ager) asked me if we were ready for lunch now… well… you get the idea.

On March 6, Pres­i­dent of Mex­ico Felipe Calderon Hino­josa vis­ited the touris­tic devel­op­ment, Libitü, for the sec­ond time in a week. One of Litibú´s great­est attrac­tions is with­out doubt the PGA-level golf course, which the Pres­i­dent inau­gu­rated this day. It was designed by the leg­endary Greg Nor­man on an area of 168 acres with an invest­ment of 225,399,079 pesos and will be open to the public.

Accom­pa­nied by the Gov­er­nor of Nayarit, Ney González, along with the Sec­re­tary of the Marines, Fran­cisco Saynez, and the Sec­re­tary of Tourism, Rodolfo Eli­zondo, the Pres­i­dent boasted that the tourist com­plex inau­gu­rated today has an invest­ment by the Fed­eral Gov­ern­ment of nearly 800 mil­lion pesos.

Get to know the newest active addi­tion to the Punta Mita and north Shore – the Litibu Golf Course & Club. This Greg Norman-designed 18-hole course has been get­ting rave reviews for its playa­bil­ity from our friends in the area, since its inau­gu­ra­tion in March of this year. The PGA-qualified course plays 7,022 yards over more than 68 hectares of land, with 331 meters run­ning along the ocean’s edge.

$220 Million London Penthouse Now World’s Most Expensive

A six-bedroom pent­house at Lon­don’s posh One Hyde Park devel­op­ment (above) has just sold for a record-breaking £140 mil­lion, or about $220 mil­lion, mak­ing it the most expen­sive piece of res­i­den­tialreal estate in the world (in terms of cur­rent list­ings and sales). The mas­sive deal eclipses the pal­try $150 mil­lion ask­ing price for The Manor, Candy Spelling’s mon­strous man­sion in Holmby Hills, Cal­i­for­nia, pre­vi­ous holder of the World’s Most Expen­sive title. While the iden­tity of the buyer remains a closely-guarded secret, spec­u­la­tion is cen­ter­ing on oli­garchs and oil sheikhs, the Lon­don Tele­graphreports. The pala­tial pent­house stretches across two floors and boasts bullet-proof win­dows, a panic room and stun­ning views across the Ser­pen­tine lake in Hyde Park.

The new own­ers will also have access to 24-hour room ser­vice from the neigh­bor­ing Man­darin Ori­en­tal hotel, spas, squash courts a pri­vate wine–tast­ing facil­ity and pro­tec­tion from secu­rity guards who are for­mer mem­bers of the SAS, the UK’s elite spe­cial forces unit. One Hyde Park, which boasts 86 prop­er­ties start­ing at around £20 mil­lion, is com­prised of four hexag­o­nal tower blocks due to be com­pleted by Decem­ber. Back in 2008 when the project was in its infancy my col­league Deirdre Wool­lard reported that Sheikh Hamad, the for­eign min­is­ter of Qatar, had agreed to pur­chase an apart­ment there for a rumored £100 mil­lion, or around $196 mil­lion. San Fran­cisco, or San Pan­cho as it is more com­monly referred to, is a quaint Mex­i­can vil­lage nes­tled between the ver­dant Sierra Madre Moun­tains and jun­gle and a long stretch of pris­tine Pacific coast.

In close enough prox­im­ity (hour drive) to the inter­na­tional air­port at Puerto Val­larta, yet full of small town appeal, San Pan­cho is being pro­claimed as one of the next great des­ti­na­tions in the so-called Riv­iera Nayarita, and as another desir­able alter­na­tive to the more com­mer­cial­ized vaca­tion typ­i­cal of resort areas like Puerto Vallarta.

His­tory

Before the arrival of the Span­ish, and still some­what today, the moun­tain­ous region that nears San Fran­cisco and is known as the Sierra Madre Occi­den­tal was sparsely pop­u­lated by indige­nous groups like the Cora and Huichol.

As the Span­ish put down roots and began to develop ports at San Blas to the north and Puerto Val­larta to the south, the region began to increase in pop­u­la­tion but still at a much slower pace and cut off from urban cen­ters like Guadalajara.

The pres­ence of Franciscan-order priests also took hold, with many pre­sid­ing along with landown­ers over huge lat­i­fun­dio estates and peons.

Long after Mex­i­can inde­pen­dence, in 1931, as part of sweep­ing land reform fol­low­ing the Rev­o­lu­tion, the land that com­prises modern-day Sayulita and San Fran­cisco was trans­ferred to com­mu­nal ejido ownership.

San Fran­cisco remained a sleepy com­mu­nal vil­lage, sur­viv­ing on sub­sis­tence fish­ing and some mango and trop­i­cal fruit cul­ti­va­tion, until the small town struck the fancy of the Mex­i­can Pres­i­dent Luis Echev­er­ría in the 1970s.

First charmed enough by San Pan­cho to make it the site of his fam­ily vaca­tion man­sion, Echev­er­ría then directed a flow of fed­eral fund­ing to San Fran­cisco to be put towards his dream of mak­ing it a “self-sufficient” “Third World village”.

While the President’s vision did not come to fruition, since fund­ing ended as did his pres­i­den­tial term, the town still ben­e­fits today from the cob­ble­stone streets and full-service hos­pi­tal that came out of his efforts and facil­i­tate both vis­it­ing and liv­ing in San Pan­cho now.

Today

With only approx­i­mately 1,600 full-time res­i­dents, San Fran­cisco still dis­plays the char­ac­ter­is­tics of a more tra­di­tional Mex­i­can town—with men on horse­back rid­ing through the streets, or roost­ers run­ning free in a neighbor’s yard for example.

Yet even for such a small vil­lage, the pop­u­la­tion is still rea­son­ably diverse. Drawn by the tran­quil pace of life, the months of unwa­ver­ing sun­shine, and the trop­i­cal coastal atmos­phere, San Pan­cho is also home to a grow­ing num­ber of ex-patriots hail­ing from the United States, Canada, or even Europe or south­ern­most Latin America.

First announced in 2006, ICON Val­larta was the first devel­op­ment to break ground in Related Group’s foray into inter­na­tional mar­kets. In 2007 Perez formed Related Inter­na­tional, with an eye toward devel­op­ing projects through­out Latin Amer­ica and Mex­ico, includ­ing devel­op­ments in Aca­pulco, Zihu­atanejo and Cabo San Lucas.

If you’re look­ing for a home in Boston, Phoenix Bal­ti­more, Dal­las or Min­neapo­lis, we have some good news. For the sec­ond month in a row, home sell­ers are cut­ting prices in droves in these cities, accord­ing to Tru­lia, which main­tains one of the most com­pre­hen­sive real estate sites on the web.

Buy­ers def­i­nitely have the upper hand in nego­ti­a­tions this sea­son,” said Trulia’s co-founder and CEO Pete Flint, in a state­ment announc­ing this month’s price reduc­tion report.

As of July 1, 24 per­cent of list­ings on the mar­ket have expe­ri­enced at least one price reduc­tion, a nine per­cent increase from the pre­vi­ous month.

On the whole, price reduc­tions have become more fre­quent dur­ing the past few months, fueled by the expi­ra­tion of the fed­eral first-time home buyer tax credit. This July, 22 out of 50 of the largest U.S. cities had at least 30 per­cent of homes reduced in price, com­pared to 10 cities last month, Tru­lia reports. Nation­ally, the aver­age price reduc­tion was 10 percent.

Summer Vacationers Discover Punta De Mita

The term sum­mer vaca­tion can take most of us back to the school­yard where we wait anx­iously for the final bell sig­nal­ing the start of sum­mer. With a seem­ingly end­less stretch of sandy beach, begin­ning– inter­me­di­ate surf breaks, quaint bou­tiques and a nice mix of culi­nary delights from savory seafood to robust pasta dishes, there is a unique attrac­tion that only Punta de Mita can claim.

With most hotels at capac­ity dur­ing the first cou­ple of weeks in July, includ­ing Punta Vista Sig­na­ture Res­i­dences, which boasts the amaz­ing “glass pent­house”, it seemed the secret was out. I had a chance to meet up with one of the large vaca­tion­ing groups who came for the week from Chi­huahua, Mex­ico by char­ter bus.

Accord­ing to group spokesper­son Mar­garita Gon­za­lez and group mem­ber Leonal Saenz, the 40 plus peo­ple had been plan­ning the sum­mer vaca­tion for months. Mar­garita explained that unlike Val­larta and Rin­con, Punta de Mita offered nat­ural beauty and fun with­out com­pro­mis­ing safety or secu­rity for her group. Of the group which ranged in age from 4 to 70, Leonal Saenz a 16 year old explained that they had in pre­vi­ous years stayed else­where and were turned off by the crowds and overde­vel­op­ment, felt that Punta de Mita still seemed undiscovered.

He com­mented that, “the real lucky peo­ple are those that live where the rest of us vaca­tion”.
With half of their vaca­tion in Punta de Mita passed, the group from Chi­huahua was eagerly antic­i­pat­ing the fes­ti­val which was begin­ning on Fri­day, July 16, 2010. The fes­ti­val was tak­ing place in the neigh­bor­hood of Emil­iano Zap­ata and expected to last the week­end with an abun­dance of food, rides games and fireworks.

Town, resort offer safe haven for Mexico trip

With all the news of vio­lence com­ing out of Mex­ico these days, many vis­i­tors have been scared away. But the lovely lit­tle town of Barra de Navi­dad and its neigh­bor­ing lux­ury resort on the Pacific Coast are an oasis of wel­come and relaxation.

Located about three hours south of Puerto Val­larta, Barra de Navi­dad is one of the hid­den jew­els of the Costa Ale­gre, or Happy Coast. Founded by Viceroy Anto­nio de Men­doza in 1540 on Christ­mas Day, which explains the name Christ­mas Bar, this area is blessed with strong waves for the surfer set, gor­geous sun­sets that rival Key West and small towns filled with tasty, authen­tic Mex­i­can food and lovely arti­sanal crafts.

A good base of oper­a­tions is the Grand Bay Resort on Isla Navi­dad, a short boat ride across a lagoon that sep­a­rates the town from the resort prop­erty and is actu­ally located in Mexico’s small­est and safest state, Col­ima. While many tourists may not have heard of Isla Navi­dad or the Grand Bay, celebri­ties such as pop star Lady Gaga, hockey player Wayne Gret­zky and Pres­i­dent Bill Clin­ton have all decamped to the Grand Bay (www.wyndham.com).

If the two-story Pres­i­den­tial Suite doesn’t fit a beer bud­get ($2,730 per night, low sea­son), one of their smaller exec­u­tive suites pro­vides a din­ing room, a liv­ing room and even a kitchen for fam­i­lies. A lux­ury room ($350 per night, low sea­son) had ample space for a cou­ple up to a fam­ily with two chil­dren, as well as a quiet bal­cony for watch­ing the boats and birds flit across the lagoon. Bal­conies also are a great loca­tion for early ris­ers who want to spy on tejones, shy raccoon-like ani­mals native to the area.

Vallarta/Riviera Nayarit Real Estate Trends 2010

I haven’t been post­ing for some time, been work­ing on the real estate trends arti­cle for the upcom­ing issue of Val­larta Lifestyles. Here’s a pre-screening:

Look­ing back the year 2010 will mostly like be seen as a turn­ing point for the Vallarta/Riviera Nayarit real estate mar­ket. After hav­ing sur­vived the global eco­nomic cri­sis and the swine flu scare (yes, that was just a year ago, how quickly we for­get), which basi­cally brought the real estate mar­ket to a stand­still dur­ing 2008–2009, this past sea­son saw increased activ­ity, peo­ple once again out look­ing and test­ing the mar­ket with offers.

The opin­ion of most real­tors we talked to was that we were over the worst but its going to be a slow recov­ery with few signs of a strong recov­ery until 2012. The Val­larta mul­ti­ple list­ing ser­vice, Multi-List Val­larta, seems to back this up with inven­tory lev­els sta­bi­liz­ing this past sea­son with around 1,100 re-sale prop­erty list­ings while new-sale prop­erty inven­tory (devel­op­ment projects) has actu­ally been dropping.

Most activ­ity has been around the $350,000 but there has been increased activ­ity in other price ranges, espe­cially in the $600,000 to $1 mil­lion range. Dur­ing the first half of 2010 the aver­age sales price for a con­do­minium was $320,000 USD (with the sales price increas­ing each month since the begin­ning of the year) com­pared to an aver­age sales price of $358,000 in 2008, $330,000 in 2007 and $283,000 in 2006. At this stage we are not cer­tain whether its condo prices that are ris­ing or rather that peo­ple are now more will­ing to look at higher priced con­dos than they were a year or two ago. Most likely the lat­ter. Unfor­tu­nately there has been so lit­tle activ­ity for homes that there’s not enough sales to prop­erly gen­er­ate any use­ful statistics.

The mag­nif­i­cent 22-room Le Beau Château in New Canaan, Con­necti­cut, opened its doors to the pub­lic for “Spring Awak­en­ing,” a spe­cial Broadway-inspired event to raise money for the Sum­mer The­atre of New Canaan. The French-style manor house was the star attrac­tion of the four-day fundraiser, which cul­mi­nated in a grand invitation-only soiree hosted by Christie’s wine depart­ment. Guests at the auc­tion house event, enti­tled “A Tast­ing of Mature Vin­tages of California’s Hottest Cult Wines,” were treated to sam­ples of Har­lan, Phelps Insignia, Peter Michael, and Shafer Hill­side Select wines among oth­ers. Le Beau Château is offered for sale at US$24 mil­lion by Bar­bara Cleary’s Realty Guild and is enrolled in the Christie’s Great Estates Bespoke Mar­ket­ing Program.

Christie’s Great Estates Chief Exec­u­tive Offi­cer Neil Palmer, accom­pa­nied by Pres­i­dent Kay Cough­lin and Man­ag­ing Direc­tor for the Amer­i­cas Zackary Wright, hosted affil­i­ates for lun­cheon pre­sen­ta­tions in the North­east and South­east regions. Guests were pro­vided a glimpse of the global strat­egy to be unveiled at the upcom­ing Annual Con­fer­ence in Toronto Sep­tem­ber 21–23. Thirty-five com­pany prin­ci­pals attended the New York event, which was held in a board­room at Christie’s head­quar­ters in Rock­e­feller Cen­ter. The seller of the prop­erty pic­tured at right and located in Bor­deaux, had been

ART NEWS: RECORD-SETTING SALE AT CHRISTIE’S LONDON


The highest-ever total for an art auc­tion in the U.K., £152.6 mil­lion, was achieved at Christie’s King Street sale­room last month at the Impres­sion­ist and Mod­ern Art Evening sale. Pablo Picasso’s Por­trait of Angel Fer­nan­dez de Soto, also known as The Absinthe Drinker and owned Lord Andrew Lloyd Webber’s arts foun­da­tion, fetched £34.7 mil­lion. The paint­ing, exe­cuted in 1903 dur­ing Picasso’s Blue Period, shows de Soto, who was also a painter and shared a stu­dio with Picasso in Barcelona, sit­ting lan­guidly with a glass and a pipe. The pro­ceeds will be used to fund the train­ing of a new gen­er­a­tion of musi­cal the­atre stars. “I am pleased that my Foun­da­tion has raised over £30 mil­lion, espe­cially in such aus­tere times,” said Lloyd Web­ber. “This is a sig­nif­i­cant amount to devote to the Foundation’s passions—architecture and the spon­sor­ship of young tal­ent in musi­cal theatre.”

Summer fishing heats up in Punta de Mita

With the sum­mer upon us, it brings the vil­lage of Punta de Mita warmer tem­per­a­tures, less crowds and the start of what is expected to be a tremen­dous sea­son for local fisherman.

Late one after­noon, I came across two young fish­er­men, Jose and Car­los, work­ing on a large fish­ing net for the next morning’s catch.

Another young man I spot casts his line out using a 2 liter plas­tic bot­tle as his rod, a sim­ple fish­ing line, a hook and small pieces of fish as bait. They explain that they, as well as other local fish­er­man in the vil­lage, sell their morn­ing catch directly to local peo­ple and businesses.

One local busi­ness that buys directly from the local fish­er­man is the café located inside Hotel Des Artistes along the main beach.

I had a chance to sit down with the café’s PR man­ager Naim Modad and dis­cuss how they feel about the sum­mer sea­son begin­ning. He was extremely pos­i­tive and
focused on the excel­lent fresh vari­ety of seafood the restau­rant is offered every day from local fish­er­man around 9am, includ­ing tuna and red snapper.

The lob­ster ven­dor usu­ally comes around 1pm. I had a chance to sit out­side on their airy ter­race on the beach with Naim and sam­ple the red snap­per served on a pure de papas and topped with fresh sprouts.

Although I am not a food critic and my culi­nary expe­ri­ence is gen­er­ally lim­ited to a pizza and watch­ing the movie Rata­touille, in one word Naim explains that the sum­mer for his restau­rant means a vari­ety of fresh seafood, a calm beach­front and a gen­er­ally more relaxed feel.

Although some restau­rants have closed for the sea­son, the café /restaurant will remain open through­out the sum­mer, with the only excep­tion being on Mondays.

Naim also tells me of their 12 Dias De Ayuda, which will focus on the café ben­e­fit­ting a local Punta de Mita cause the first Tues­day of every month for 12 months.

This will kick off the first Tues­day in July, where the Café inside Hotel Des Artistes will donate all prof­its to the PEACE foun­da­tion, ben­e­fit­ting With the annual Mar­lin and Tuna fish­ing tour­na­ment sched­uled for the mid­dle of July 2010, fish­er­men all over the world, includ­ing local fish­er­men are gear­ing up for this years event held in Puerto Vallarta.

A Trib­ute to Jack Turpin

John “Jack” Turpin, a respected states­man in the Far Hills, New Jer­sey, com­mu­nity, and for­mer chair­man of Turpin Real­tors, passed away last month. He was 65. Turpin grew up in Mend­ham, where his mother had estab­lished Turpin Real­tors in 1960. Liv­ing most of his life in Far Hills, he moved the com­pany head­quar­ters there in 1978. Turpin’s love and knowl­edge of the Som­er­set Hills’ clas­sic estates was evi­dent in his work as a real­tor, and as co-author of two books about the area’s coun­try houses. “Jack was proud of his affil­i­a­tion with the Christie’s Great Estates net­work and a val­ued mem­ber of our Advi­sory Board,” says Kay Cough­lin, Pres­i­dent of Christie’s Great Estates. “Our thoughts are with his fam­ily at this time.” Turpin is sur­vived by his wife, Margery, three daugh­ters, and eight grand­chil­dren. His son, John, recently took over as Pres­i­dent of the com­pany. The fam­ily asks that dona­tions be made in Turpin’s honor to Blair Acad­emy in Blairstown, where Turpin had served as a trustee.

Nego­ti­a­tion — that give-and-take act of horse-trading. The idea is that you have some­thing I want, I have some­thing you want, and through an iter­a­tive process of offers and coun­terof­fers, we arrive at a mutu­ally accept­able agreement.

In real estate, the seller has a house, the buyer (pre­sum­ably) has money or the abil­ity to bor­row some of that stuff, and each wants to swap. Let the games begin!

Now, dur­ing much of the past decade, agents didn’t have to think too hard about the nuances of the nego­ti­a­tion process, thanks to “stated income” loans and a demand for hous­ing that was, shall we say, a bit off-kilter.

LENDER: So, I see you babysit the Pat­ter­son twins on alter­nat­ing Sundays?

BUYER: Yep! But only until I get my real estate license.

LENDER: And would you “state” that you make, oh, $72,000 an hour?

BUYER: Uh, OK.

LENDER: Con­grat­u­la­tions! You are approved for the gross domes­tic prod­uct of West­ern Europe, expressed in rupees. Now get along and go buy your­self that pretty two-bedroom townhome!

In short, a buyer paid what the seller asked. The only real “nego­ti­a­tions” that took place involved who got to keep the win­dow cov­er­ings, the orna­men­tal foun­tain and buyer’s mini­van (the seller).

Times have changed, of course. Today, nego­ti­a­tions are alive and well. Sell­ers still believe their homes are spe­cial, while buy­ers expect the Blue Light Special.

And the many newer agents who cut their teeth in 2003, who never had to really fill the role of nego­tia­tor, are find­ing they have to learn a new skill.

Now, while I am no Don­ald Trump, I have learned a thing or two over the years about nego­ti­at­ing. I’m a mom, after all.

And there are two rules of con­struc­tive nego­ti­at­ing I have seen blud­geoned repeated lately: Never reopen old issues, and never offend the other party. While these con­cepts may seem obvi­ous enough, they are lost on too many agents and their clients these days.

Mexico drug war doesn’t stop Americans from moving south of the border

As safe as Seat­tle,’ says a trans­plant to Mérida, Mex­ico, where there is no sign of the vio­lent drug war wag­ing in the north. Expa­tri­ates are fast buy­ing and ren­o­vat­ing colo­nial haciendas.

Mérida, Mex­ico

Bill Engle is out­side, sweat­ing in work clothes while he over­sees ren­o­va­tions to his colo­nial house in Mérida, Mex­ico. It sits on a street dubbed “Gringo Gulch,” a pretty row of baby blue, vio­let, and mus­tard facades where expa­tri­ates out­num­ber Mexicans.

It is not the cli­mate,” says Mr. Engle, explain­ing why he moved to the Yucatán Penin­sula. “It is the peo­ple. It is the most wel­com­ing place.”

Amer­i­cans scared off by vio­lence in Mex­ico? Not here.

In towns far from the US bor­der such as Mérida, Mexico’s drug wars seem like another world. In fact, accord­ing to a recent sur­vey by the Inter­na­tional Com­mu­nity Foun­da­tion, vio­lence reduced the fre­quency or dura­tion of trips to Mex­ico for only 7 per­cent of Amer­i­can retirees who live or travel fre­quently to Mexico.

No one knows how many for­eign retirees, entre­pre­neurs, and fam­i­lies relo­cated to Mérida in recent years, but judg­ing from real estate deals, new mem­bers to the English-language library, and obser­va­tions by locals, it is not a few – nor is it ebbing.

As safe as Seattle’

I feel more part of a com­mu­nity here and safer or as safe here as I did in Seat­tle,” says Martha Lind­ley, a retired chap­lain and lawyer who moved here three years ago.

Of 5.25 mil­lion Amer­i­cans liv­ing abroad, 1 mil­lion are esti­mated to live south of the bor­der. Some com­mu­ni­ties, such as San Miguel de Allende (a Her­itage Site in cen­tral Mex­ico), seem vir­tual US sub­urbs. Mérida is becom­ing a mag­net as trans­plants rush to buy old man­sions and hacien­das from the 19th cen­tury boom in henequen (a fiber used to make rope).

I do not feel any vio­lence here,” says Dan Karnes, a retired lawyer from New Orleans who moved here last year. He pur­chased an 18th-century colo­nial man­sion, last used as a ware­house, and on a recent day was over­see­ing work­ers dig­ging a pool foun­da­tion and lay­ing an oval court­yard. When done, Mr. Karnes will boast an 18,300-square-foot home.

Mérida hous­ing mar­ket rebounds with retirees

Mérida became a hot des­ti­na­tion five years ago, says Mitch Keenan of Mex­ico Inter­na­tional Real Estate. He’s sold homes here for 15 years. While the global reces­sion hurt sales, he says the mar­ket is rebound­ing and send­ing in more well-heeled retirees.

With America’s baby boomers retir­ing, poten­tial for fur­ther growth is huge. The Inter­na­tional Com­mu­nity Foun­da­tion found that Mex­ico remains their retirees’ No. 1 travel des­ti­na­tion. The pos­si­ble exten­sion of Medicare ben­e­fits to Amer­i­cans who retire abroad could fur­ther fuel that.

Ellen Fields and her hus­band, Jim, run the site Yucatánliving.com and help expa­tri­ates set­tle here. “It is so neigh­borly,” she says. She once left her keys in her door; instead of get­ting robbed, the keys got returned.

Locals say for­eign­ers blend eas­ily with the city’s 1 mil­lion residents.

Alvaro Mar­tinez and Sara Lopez, who moved to “Gringo Gulch” 70 years ago, long before it earned its nick­name, are one of two Mex­i­can fam­i­lies on the street. “They are good neigh­bors, there are never any prob­lems,” says Mr. Lopez, his arm draped around his wife. “They are mov­ing in all around us.”

NEW RECORD FOR ANY WORK OF ART SOLD AT AUCTION ESTABLISHED AT CHRISTIE’S


Art mar­ket his­tory was made at Christie’s on May 4th, when Pablo Picasso’s Nude, Green Leaves and Bust sold for US$106,482,500 (€81,991,525), set­ting a new world record for any work of art sold at auc­tion. Silence fell over the packed sale­room in nine min­utes of bid­ding that involved eight clients. Nude, Green Leaves and Bust (pic­tured right) was the star lot of the Col­lec­tion of Mrs. Sid­ney Brody, a stel­lar assem­blage of Mod­ern Art pur­chased pri­mar­ily in the 1940’s and 50’s and kept in the fam­ily home since. Mrs. Brody, who died in Novem­ber, was the wife of Sid­ney F. Brody, a Los Ange­les real estate devel­oper who died in 1983. The Evening Sale por­tion of the Brody Col­lec­tion became the high­est total for a single-owner sale offered at Christie’s New York.

Mexico’s big hope: get 5 million U.S. retirees

MEXICO CITY — Mex­ico is silently work­ing on pro­pos­als aimed at draw­ing mil­lions of U.S. retirees to this coun­try, which could even­tu­ally lead to the most ambi­tious U.S.-Mexican project since the 1994 North Amer­i­can Free Trade Agreement.

Pres­i­dent Felipe Calderón is likely to pro­pose the first steps toward expand­ing U.S. retire­ment ben­e­fits and med­ical tourism to Mex­ico when he goes to Wash­ing­ton on an offi­cial visit May 19, accord­ing to well-placed offi­cials here. If not then, he will raise the issue later this year, they say.

It’s one of the pil­lars of our plans to trig­ger eco­nomic and social well-being in both coun­tries,” Mexico’s ambas­sador to the United States Arturo Sarukhan told me. “We will be seek­ing to increas­ingly dis­cuss this issue in com­ing months and years.”

Calderón brought it up dur­ing a U.S.-Canada-Mexico sum­mit in Guadala­jara in August last year, but Pres­i­dent Barack Obama asked him to shelve the idea until he was able to pass health­care reform, another offi­cial told me.

Now that Con­gress has passed health­care reform, Calderón is prepar­ing to charge ahead.

A GROWING MARKET

There are already an esti­mated 1 mil­lion Amer­i­cans liv­ing in Mex­ico. And accord­ing to Mex­i­can gov­ern­ment esti­mates based on U.S. Cen­sus fig­ures, that num­ber is likely to soar to 5 mil­lion by 2025 as the U.S. pop­u­la­tion grows older and more Amer­i­cans look for sunny, cheaper places to retire.

The U.S. Cen­sus projects that the num­ber of U.S. retirees will soar from 40 mil­lion now to nearly 90 mil­lion by 2050. Already, 5 mil­lion Amer­i­can retirees live abroad, of whom 2.2 mil­lion are in the West­ern Hemi­sphere — mostly in Mex­ico, the Domini­can Repub­lic and Brazil. Another 1.5 mil­lion live in Europe and 850,000 in Asia.

The key to lur­ing more U.S. med­ical tourists and retirees to Mex­ico and other Latin Amer­i­can coun­tries will be get­ting hos­pi­tals in the region to be cer­ti­fied by the U.S. Joint Inter­na­tional Com­mis­sion, which estab­lishes that they meet U.S. hos­pi­tals’ stan­dards. There are already eight Mex­i­can hos­pi­tals cer­ti­fied by the JIC and sev­eral oth­ers await­ing certification.

Accord­ing to Mex­i­can gov­ern­ment esti­mates, health­care costs in Mex­ico are about 70 per­cent lower than in the United States. And from my own expe­ri­ence, those esti­mates are right: As I reported at the time, when I was hos­pi­tal­ized in Mex­ico two years ago for an emer­gency oper­a­tion, my hos­pi­tal bill was indeed about 70 per­cent lower than what it would have been in Miami.

So what will Calderón specif­i­cally pro­pose to Obama? Most likely, the Mex­i­can pres­i­dent will sug­gest start­ing with a low-profile agree­ment that would allow the U.S. Health Care Financ­ing Admin­is­tra­tion to pay for Medicare ben­e­fits to U.S. retirees in Mex­ico. Under cur­rent rules, Medicare only cov­ers health­care ser­vices in the United States.

IT JUST MAKES SENSE

My opin­ion: Mex­ico and much of Latin Amer­ica are bound to become grow­ing U.S. retire­ment and med­ical tourism des­ti­na­tions, much like Spain has become a per­ma­nent liv­ing place for Ger­mans, Britons and North­ern Europeans.

You won’t read much about it now because nei­ther Calderón nor Obama will empha­size it pub­licly while the drug-related vio­lence in north­ern Mex­ico is mak­ing big head­lines, and while the polit­i­cal wounds from the recent U.S. health­care debate are still open in Wash­ing­ton, D.C.

But I’m increas­ingly con­vinced that, as the vio­lence in Mex­ico sub­sides and the health­care debate becomes a dis­tant mem­ory in Wash­ing­ton, med­ical ben­e­fits’ deals will become a top U.S.-Latin Amer­i­can pri­or­ity. Just as free-trade agree­ments were the big thing of the 1990s, health­care agree­ments will be the big deal of the com­ing decade.

I wouldn’t be sur­prised if Calderón and Obama take the first baby steps toward a U.S.-Mexico health­care agree­ment by find­ing a way to pay for Medicare ben­e­fits for U.S. expa­tri­ates in Mex­ico, or get­ting U.S. states to allow sim­i­lar pay­ments. Then, most likely after the 2012 pres­i­den­tial elec­tion in both coun­tries, the two would start nego­ti­at­ing a more ambi­tious deal.

Demog­ra­phy, geog­ra­phy and eco­nom­ics are point­ing in that direc­tion. With the U.S. pop­u­la­tion get­ting older, a record U.S. bud­get deficit, ris­ing U.S. health­care costs, and Mex­ico and other Latin Amer­i­can coun­tries badly need­ing more tourism and invest­ments, this should be a win-win for everybody.

Difference between MLS and Multi DEV

As you may recall this year we com­bined the Multi DEV and MLS inven­to­ries into the same MLS data base which is now avail­able to the pub­lic on line at  MLSVallarta.com .  In its home page we define clearly to the pub­lic that MLS prop­er­ties are resale prop­er­ties with indi­vid­ual title and Multi DEV are real estate projects still under the devel­op­ers’ com­pany name.

If you want to enter mul­ti­ple  list­ings from a real estate project or from any real estate devel­op­ments in the MLS sys­tem, these list­ings can now only be entered via a Multi DEV mem­ber­ship (whether or not such project has a condo regime). It needs to be entered first as a project then the i inven­tory with a Multi Dev password.

We are aware that we have a few prop­er­ties in MLS which are still under  the devel­op­ers company’s name as we used to accept those which had condo regime # when Multi DEV’s inven­tory was not com­bine with the MLS inven­tory in MLSVallarta.com but we no longer do so and when these few list­ings expired,  the list­ing agent will only be able to renew such list­ings through Multi DEV.

So please keep in mind that  MLSVal­larta is for resale prop­er­ties and  Multi DEV for real estate project . Both inven­to­ries are on line in MLSVallarta.com . MLS list­ings are included in the monthly cat­a­logs, Multi DEV project have a page in the cat­a­log as a project and  their indi­vid­ual list­ing only shows on line.
Multi DEV fees are sep­a­rate from MLS fees but dis­counts apply.

Punta Mita, Mexico has the right investors…

It was recently announced that Bill Gates has increased his share of Strate­gic Hotels so that he now owns 20% of the com­pany. Strate­gic is the owner of the Four Sea­sons hotel in Punta Mita, along with own­ing two other major devel­op­ment parcels, one of which will even­tu­ally have a sec­ond Four Sea­sons hotel and the other a Ritz Carl­ton. Mr. Gates, as well, owns approx­i­mately 50% of the Four Sea­sons man­age­ment com­pany. He may not own a home in Punta Mita, but he has a major invest­ment in the devel­op­ment. Well, “major” in terms of Punta Mita!

Punta Mita is owned by DINE, a pub­licly listed Mex­i­can com­pany where 80% of the shares are con­trolled by four indi­vid­u­als. Of these four, three make the list of Mexico’s Top Ten rich­est peo­ple.

So two of the world’s wealth­i­est peo­ple are involved in Punta Mita, as are three of the rich­est peo­ple in Mex­ico. Good investors to have around these days…

Indonesian Agrees to Buy Bel-Air Mansion for $50 Million

An Indone­sian buyer is in con­tract to buy a 48,000-square-foot man­sion in Los Ange­les’ Bel-Air neigh­bor­hood for around $50 mil­lion. If the deal closes, it would set what bro­kers believe to be a new record for the biggest res­i­den­tial real-estate sale in the U.S. to date this year. The pre­vi­ous record is thought to be set by Texas energy exec­u­tive Kelcy Warren’s $46.5 mil­lion buy in Col­orado in April.

The 10-bedroom, 14-bathroom man­sion, most recently listed for $72 mil­lion and orig­i­nally listed for $85 mil­lion, sits on 2.2 acres. It has a ball­room seat­ing more than 200, a music room and a 20-car motor court. There’s a pond for swans, seven foun­tains, a Turk­ish ham­mam and a columned movie the­ater with a mural on the ceil­ing. The seller is Los Ange­les devel­oper Mohamed Hadid, who con­structed Ritz-Carlton hotels in the 1980s and now builds mas­sive homes in L.A., Mex­ico and else­where. Mr. Hadid has said he spent $59 mil­lion to build the home for his own use.

The buyer’s iden­tity could not be learned. Joyce Rey and Stacy Got­tula of Cold­well Banker Pre­views Inter­na­tional have the listing.
