Casa Siete wedding - El Banco - Punta de Mita Riviera Nayarit Pacific Mexico

A fabulous wedding at Casa Siete — El Banco — Punta de Mita Riviera Nayarit Pacific Mexico

This was a once in a lifetime experience for me and my family so we decided to go REALLY big for it and the location, Casa Siete, was a huge part of it. We just got back last night and has such an amazing time!!

We just had our wedding at Casa Siete on Aug 21, 2010. When we planned our wedding we wanted it to be a family vacation and we wanted everyone to be in together under one roof.

With 25 people (including infants) that required a BIG place. So we flew down to Puerto Vallarta and took an afternoon and toured 8 homes in the Punta Mita area. (Side note, we also looked at a couple homes in Maui as well, but you just can’t find anything over as big or as a nice as what we found in Punta Mita.)

Casa Siete - El Banco Estates - El Banco, Punta de Mita, Riviera NayaritCasa Siete - El Banco Estates - El Banco, Punta de Mita, Riviera Nayarit

We toured homes in two developments near the Four Season in Punta Mita because we needed the hotel capabilities in case we had more than the 25 family members come down. The two developments were Rancho and El BancoRancho is larger and more developed. El Banco only has lots for 11 homes and currently only 5 are built. We settled on Casa Siete because it was much more our style than the other homes.

It has multiple pools including one with rocks to jump off of and another designed exclusively for pool volleyball including lines in the water… it was awesome. It has a game room, great open palapa area and stunning views.

Casa Siete - El Banco Estates - El Banco, Punta de Mita, Riviera NayaritCasa Siete - El Banco Estates - El Banco, Punta de Mita, Riviera Nayarit

Also it has a lawn overlooking the water which is perfect for a ceremony. But the one thing that really put us over the top was the staff. When we toured the place we met them and they were so nice and so professional in addition to being highly recommended from the realtor that showed us the place.

The house and the staff lived up to everything we hoped it would be. Walking back into the house after an awesome surf session and seeing the my nephews playing in the pool, while my inlaws napped in the palapa, while my cousins sunned themselves, and Jaime Patino (the general manager) asked me if we were ready for lunch now… well… you get the idea.

Casa Siete in an achievement in lifestyle design, a study in family vacation bliss and a symphony of refined Pacific Mexican architecture.

On a 35 ft. cliff over looking the Marietas Islands and Punta de Mita within the luxury resort development called El Banco, Casa Siete is
one of the finest new homes in all of Mexico.

Spread across most of the massive estate, this 8 bedroom villa is
25,000 sq ft under roof and another 25,000sq ft of paths, pools, and
out door living areas. With nearly 1,000,000 cubic feet of volume,
Casa Siete draws you to water and sun.

$220 Million London Penthouse Now World’s Most Expensive

one hyde park

one hyde park

A six-bedroom penthouse at London’s posh One Hyde Park development (above) has just sold for a record-breaking £140 million, or about $220 million, making it the most expensive piece of residentialreal estate in the world (in terms of current listings and sales). The massive deal eclipses the paltry $150 million asking price for The Manor, Candy Spelling’s monstrous mansion in Holmby Hills, California, previous holder of the World’s Most Expensive title. While the identity of the buyer remains a closely-guarded secret, speculation is centering on oligarchs and oil sheikhs, the London Telegraphreports. The palatial penthouse stretches across two floors and boasts bullet-proof windows, a panic room and stunning views across the Serpentine lake in Hyde Park.

The new owners will also have access to 24-hour room service from the neighboring Mandarin Oriental hotel, spas, squash courts a private wine–tasting facility and protection from security guards who are former members of the SAS, the UK’s elite special forces unit. One Hyde Park, which boasts 86 properties starting at around £20 million, is comprised of four hexagonal tower blocks due to be completed by December. Back in 2008 when the project was in its infancy my colleague Deirdre Woollard reported that Sheikh Hamad, the foreign minister of Qatar, had agreed to purchase an apartment there for a rumored £100 million, or around $196 million. More recently we revealed thatBritish supercar maker McLaren will open a luxe new showroom in the development as well. Take a look at the images after the jump.

A song for San Pancho Riviera Nayarit México — “El Aparato” by Café Tacuba

A song for San Pancho Riviera Nayarit México — “El Aparato” by Café Tacuba

San Francisco, or San Pancho as it is more commonly referred to, is a quaint Mexican village nestled between the verdant Sierra Madre Mountains and jungle and a long stretch of pristine Pacific coast.

In close enough proximity (hour drive) to the international airport at Puerto Vallarta, yet full of small town appeal, San Pancho is being proclaimed as one of the next great destinations in the so-called Riviera Nayarita, and as another desirable alternative to the more commercialized vacation typical of resort areas like Puerto Vallarta.

History

Before the arrival of the Spanish, and still somewhat today, the mountainous region that nears San Francisco and is known as the Sierra Madre Occidental was sparsely populated by indigenous groups like the Cora and Huichol.

As the Spanish put down roots and began to develop ports at San Blas to the north and Puerto Vallarta to the south, the region began to increase in population but still at a much slower pace and cut off from urban centers like Guadalajara.

The presence of Franciscan-order priests also took hold, with many presiding along with landowners over huge latifundio estates and peons.

Long after Mexican independence, in 1931, as part of sweeping land reform following the Revolution, the land that comprises modern-day Sayulita and San Francisco was transferred to communal ejido ownership.

San Francisco remained a sleepy communal village, surviving on subsistence fishing and some mango and tropical fruit cultivation, until the small town struck the fancy of the Mexican President Luis Echeverría in the 1970s.

First charmed enough by San Pancho to make it the site of his family vacation mansion, Echeverría then directed a flow of federal funding to San Francisco to be put towards his dream of making it a “self-sufficient” “Third World village”.

While the President’s vision did not come to fruition, since funding ended as did his presidential term, the town still benefits today from the cobblestone streets and full-service hospital that came out of his efforts and facilitate both visiting and living in San Pancho now.

Today

With only approximately 1,600 full-time residents, San Francisco still displays the characteristics of a more traditional Mexican town—with men on horseback riding through the streets, or roosters running free in a neighbor’s yard for example.

Yet even for such a small village, the population is still reasonably diverse. Drawn by the tranquil pace of life, the months of unwavering sunshine, and the tropical coastal atmosphere, San Pancho is also home to a growing number of ex-patriots hailing from the United States, Canada, or even Europe or southernmost Latin America.

Spectacular Villa Vista Magica is a jungle retreat unlike anything on this stretch of coastline outside of Puerto Vallarta

Spectacular Villa Vista Magica is a jungle retreat unlike anything on this stretch of coastline outside of Puerto Vallarta

The result is an eclectic cultural mix that—along with the beautiful natural environs—is creating even more of a draw for visitors and new residents.

Alongside the interesting cultural mix of a fine art gallery or hidden haute-cuisine restaurant, San Pancho is also brimming with art and social responsibility activity.

An art collective organizes various art expositions and events throughout the year, and a community volunteer organization mobilizes recycling education and efforts and youth activities in the town.

Various environmental organizations also work to educate about and protect for instance the local jaguar habitat or the nesting turtle populations on San Pancho beaches.

While recently certain development projects have been planned and commenced in and around San Francisco, the peace and tranquility in the town is still uncompromised.

San Francisco (San Pancho) is a unique spot, where pristine white beaches meet jungle green, and old Mexico meets a new international fusion.

Brita and Ryan were awesome to work with and just wanted everyone to have a great time.

Here are some shots of the bridal party before the ceremony and this week I’ll post all the amazing details from the party! Enjoy and stay tuned for Part II.

Below are some of the amazing people who worked hard to make this event spectacular!

In Mexico, Bellwether Project Icon Vallarta Reports Sales

The International Property Journal
Posted in Real Estate on by Kevin Brass

Icon Vallarta - Sexy Mexico real estate in the heart of Banderas Bay - Puerto Vallarta, Mexico

Icon Vallarta — in the heart of Banderas Bay — Puerto Vallarta, Mexico

With construction complete and the first owners preparing to move in, developers of the Icon Vallarta in Puerto Vallarta say they have sold about 60 percent of the units in the Yoo by Starck–designed project.

While that might not sound like cause for fireworks, any buying activity in Mexico is positive news these days, after a year of swine flu cases and drug violence. Developer Related Group, headed by Jorge Perez, is also eager for anything resembling a success story, in the wake of a repossessions and plummeting values in Miami, its home base.

First announced in 2006, ICON Vallarta was the first development to break ground in Related Group’s foray into international markets. In 2007 Perez formed Related International, with an eye toward developing projects throughout Latin America and Mexico, including developments in Acapulco, Zihuatanejo and Cabo San Lucas.

Summer Vacationers Discover Punta De Mita

PVSR - Punta Vista Signature Residences - Real Estate and Vacation Rentals

PVSR — Punta Vista Signature Residences — Real Estate and Vacation Rentals

The term summer vacation can take most of us back to the schoolyard where we wait anxiously for the final bell signaling the start of summer. Where we can vacation to sunny and warm places only heard of, or seen on TV and forget about uniforms and rigid schedules for a couple of months.

Unlike the vacation destination heavyweights such as Puerto Vallarta, Sayulita or Rincon, the seaside village of Punta de Mita comes off as an undiscovered debutant amongst the group. With a seemingly endless stretch of sandy beach, beginning– intermediate surf breaks, quaint boutiques and a nice mix of culinary delights from savory seafood to robust pasta dishes, there is a unique attraction that only Punta de Mita can claim.

With most hotels at capacity during the first couple of weeks in July, including Punta Vista Signature Residences, which boasts the amazing “glass penthouse”, it seemed the secret was out. I had a chance to meet up with one of the large vacationing groups who came for the week from Chihuahua, Mexico by charter bus.

According to group spokesperson Margarita Gonzalez and group member Leonal Saenz, the 40 plus people had been planning the summer vacation for months. Margarita explained that unlike Vallarta and Rincon, Punta de Mita offered natural beauty and fun without compromising safety or security for her group. Of the group which ranged in age from 4 to 70, Leonal Saenz a 16 year old explained that they had in previous years stayed elsewhere and were turned off by the crowds and overdevelopment, felt that Punta de Mita still seemed undiscovered.

He commented that, “the real lucky people are those that live where the rest of us vacation”.
With half of their vacation in Punta de Mita passed, the group from Chihuahua was eagerly anticipating the festival which was beginning on Friday, July 16, 2010. The festival was taking place in the neighborhood of Emiliano Zapata and expected to last the weekend with an abundance of food, rides games and fireworks.

Mexico Real Estate in Marina Vallarta and Punta de Mita

By: Charles Sipe

With its moderate tropical climate and more than 40 different local beaches, the Puerto Vallarta area of Mexico has become one of the top destinations for American and Canadian retirees and tourists seeking the laidback beach lifestyle.

Known as the Friendliest City on Earth, since the 1990s, the Puerto Vallarta area has become one of the fastest growing regions in the Americas. Recently, expanded development has extended to areas just north of Puerto Vallarta, which offer both the benefits of proximity to the popular resort destination but offer substantial attractions of their own and diversity of price ranges to suit any budget.

Marina Vallarta

Just a short 15–20 minute drive from downtown Puerto Vallarta, Marina Vallarta offers an affordable and amenity-rich marina lifestyle. In recent years, the area has seen a growth in the number of American and Canadian residents.

Icon Vallarta - Sexy Mexico real estate in the heart of Banderas Bay - Puerto Vallarta, Mexico

Icon Vallarta — Sexy Mexico real estate in the heart of Banderas Bay — Puerto Vallarta, Mexico

With luxury shops, fine dining, a golf course, and malls all within easy walking distance, Marina Vallarta offers an ideal lifestyle for retirees. Both tourists and residents boast that the area offers the best views of the mountains and ocean in Puerto Vallarta and the El Faro Lighthouse is a popular local hang out. The global recession has created a drop in housing prices in this area, making buying a home in Marina Vallarta (which is technically considered part of Puerto Vallarta) very affordable. Prices range from under $200K for an oceanview or golf course condo to just under $500K for homes with 3500 or more square footage in gated communities.

Punta de Mita

Offering world class, luxury amenities set in a tropical bay setting, Punta de Mita is fast becoming a popular destination for wealthy jetsetters.

Located in the northern peninsula of the Bay of Banderas just 40 minutes north of Puerto Vallarta, Punta de Mita features a Jack Nicklaus signature golf course, Four Seasons hotel, lush jungles and beautiful white sandy beaches. Originally a quaint fishing village, Punta de Mita today is a quiet but amenity rich oasis for ex-pats and tourists seeking luxury and an unparalleled level of service.

An abundance of outdoor activities are available — from watersports (like surfing, fishing and snorkeling) to mountain biking, hiking and horse back riding. Most recently, zip line tours have been added.

Punta de Mita peninsula - Riviera Nayarit, Pacific Mexico

Shopaholics can find handcrafted treasures from all over the world in Punta de Mita’s village shops and art galleries. Seafood aficionados will love dining in Punta de Mita’s restaurants which offer Mexican, Mediterranean and European fine dining fare. While dining options are limited, what’s available is top notch.

Punta de Mita’s housing values have demonstrated some of the highest growth in the Puerto Vallarta region in recent years and many expect prices to grow as the area becomes more widely known. Price ranges start at around $700K for golf course condos and townhomes and $1.5 million small casas/villas to just under $20 million for larger estates.

The resort is one of the top earners in the Four Seasons group with close to 90 per cent occupancy year round. The Four Seasons manages the 18-hole Pacifico Golf Course, a challenging 7,014-yard course designed by Jack Nicklaus, which was voted the number one golf course in 2006 and 2008 by readers of Condé Nast Traveler. Pacifico features eight ocean-facing holes, and its signature, par 3-island hole known, as ‘The Tail of the Whale’ is a rare jewel – a natural island green. Players can walk across a path from the mainland to the island or drive across to it with a special golf cart.

Bahia, the second course opened in 2008, and meanders through the St. Regis resort and several neighbourhoods in Punta Mita. The challenging 18-hole, par 72 course features six ocean holes, undulating terrain and offers a wide range of tee boxes for the golf pro to beginner.

Purchasing Real Estate Property Abroad in Mexico is Now Easier for Foreign Investors
The Mexican government revised its foreign ownership laws in 1973, which made the real estate process easier for foreign investors who wanted to purchase property in Mexico. Real estate purchases are done through a fideicomiso, a property trust, established by a Mexican bank, which serves as a trustee for foreign buyers, who as the beneficiary of the trust hold all ownership rights. The fideicomiso also allows foreign buyers to purchase and own property in Mexico’s restricted zones (close to the coastline or near international borders). All Punta Mita properties come with Title Insurance issued by Stewart Title Guaranty de México and First American.

Ocean Home Magazine: Villa Koi is a must-stop on Mexico’s prized Punta Mita peninsula

Fountains of Youth Villa Koi is a must-stop on Mexico’s prized Punta Mita peninsula.

By Scott Kauffman
Ocean Home Magazine

Villa Koi - Ocean Home Magazine

Villa Koi — Ocean Home Magazine

Ever since actors Richard Burton and Elizabeth Taylor had their steamy 1960s love affair while filming “The Night of the Iguana” in Puerto Vallarta, the world has fallen in love with this precious destination along Mexico’s Pacific Coast.

A newer, more intimate gem just 10 minutes south of Punta Mita is Villa Koi, a newly constructed, 11,000-square-foot Mexican masterpiece. Offering gated beachfront access and unobstructed views of beautiful Banderas Bay, the city of Puerto Vallarta, and Marieta Islands, Villa Koi features five spacious, well-appointed suites, each with their own sitting area, ensuite bathroom, and veranda and/or private patio garden.

Click here to view a full size PDF of the cover and article

Four of the suites overlook the ocean, while the fifth opens up to a private garden with its own fountain and outdoor sitting room. One of the villa’s preferred spots is the large main dining room, highlighted by ample open-air seating that overlooks the infinity pool and Banderas Bay on one side and a large Koi pond on the other.

Perhaps Villa Koi can best be enjoyed through either the English-speaking caretaker or the topnotch chef, who discreetly reside on the estate property in a separate casita. The full-time staff is available at the touch of an intercom key, beginning with airport pick-up in a private van and continuing with meal service twice a day, beverage service, and daily housekeeping.

As for entertainment, Puerto Vallarta offers a plethora of activities from surfing to deep-sea fishing and boating, not to mention golf at two Jack Nicklaus-designed courses.

Of course, if none of these activities sounds appetizing, there’s always the opportunity to work on your romance, an art popularized here by that famous Hollywood couple.

Christies Great Estates
SIGNFICANT SALE: VINEYARD CHÂTEAU

A 68-acre vineyard estate in the heart of California’s Santa Ynez Valley sold to a buyer from Asia last month. Vineyard Château was enrolled in the Bespoke Marketing Program and was listed for US$15,800,000. The estate recalls the style, character, charm, and luxury of a 19th-Century château, and has 40 acres of mature, organically grown merlot, syrah, cabernet franc, and cabernet sauvignon grapes. “The enhanced Christie’s exposure provided by the Bespoke Program, together with the teamwork of Hilton & Hyland and Carey Kendall of Village Properties, resulted in a win-win proposition for all of the parties involved,” says Gregg Antonsen, Christie’s Great Estates Senior Vice President.

NEW RECORD FOR ANY WORK OF ART SOLD AT AUCTION ESTABLISHED AT CHRISTIE’S

Art market history was made at Christie’s on May 4th, when Pablo Picasso’s Nude, Green Leaves and Bust sold for US$106,482,500 (€81,991,525), setting a new world record for any work of art sold at auction. Silence fell over the packed saleroom in nine minutes of bidding that involved eight clients. Nude, Green Leaves and Bust (pictured right) was the star lot of the Collection of Mrs. Sidney Brody, a stellar assemblage of Modern Art purchased primarily in the 1940’s and 50’s and kept in the family home since. Mrs. Brody, who died in November, was the wife of Sidney F. Brody, a Los Angeles real estate developer who died in 1983. The Evening Sale portion of the Brody Collection became the highest total for a single-owner sale offered at Christie’s New York.

An e-mail announcement about the sale was distributed to the network on May 5th, and many affiliates took this opportunity to demonstrate their association with Christie’s to their clients and local communities. Some of these innovative e-marketing initiatives included:

Jackson Hole Real Estate Associates—E-mail blast to clients

Clients of Jackson Hole Real Estate Associates received the original e-mail sent to the network, along with a reminder that the Wyoming-based firm can help facilitate fine art sales through their exclusive affiliation with Christie’s Great Estates.

Michael Saunders & Company—Blog Post

A blog post entitled “It’s Awfully Nice to be Known by the Company We Keep“ cleverly draws a strong connection between the Picasso sale and the Southwest Florida company’s network affiliation. The post links directly to the Christie’s press release at News Center.

IRG International Realty Group—Facebook Announcement

The Portuguese firm posted two Facebook updates about the record-breaking sale, the first linking to a detailed story on their company blog, and the second to a New York Times story about the painting.

Indonesian Agrees to Buy Bel-Air Mansion for $50 Million

By JULIET CHUNG and CANDACE JACKSON
The Wall Street Journal

An Indonesian buyer is in contract to buy a 48,000-square-foot mansion in Los Angeles’ Bel-Air neighborhood for around $50 million. If the deal closes, it would set what brokers believe to be a new record for the biggest residential real-estate sale in the U.S. to date this year. The previous record is thought to be set by Texas energy executive Kelcy Warren’s $46.5 million buy in Colorado in April.

The 10-bedroom, 14-bathroom mansion, most recently listed for $72 million and originally listed for $85 million, sits on 2.2 acres. It has a ballroom seating more than 200, a music room and a 20-car motor court. There’s a pond for swans, seven fountains, a Turkish hammam and a columned movie theater with a mural on the ceiling. The seller is Los Angeles developer Mohamed Hadid, who constructed Ritz-Carlton hotels in the 1980s and now builds massive homes in L.A., Mexico and elsewhere. Mr. Hadid has said he spent $59 million to build the home for his own use.

The buyer’s identity could not be learned. Joyce Rey and Stacy Gottula of Coldwell Banker Previews International have the listing.

VIVA VALLARTA — The hit list — Golf in Puerto Vallarta

17 MAR 2010: Anita Draycott
ultimategolf.ca

Guaranteed sunshine, lush green mountains, a turquoise sea and enough margaritas to stave off scurvy are a few of the reasons why I’ve made Puerto Vallarta my home-away-from-winter for the past seven years. But I am also a self-confessed golf addict and PV is arguably one of the Mexico’s top three golf destinations (including Los Cabos and Cancun.) Here’s my hit list of where to take a swing.

Punta Mita

The Four Seasons Punta Mita Golf Club (about an hour’s drive north of Vallarta) now has two Jack Nicklaus Signature courses. In June 2008, Pacifico was named the number one golf course in the world by the readers of Condé Nast Traveler. Pacifico boasts19 fairways and the world’s only natural island green.

To play this signature Tail of the Whale third hole you must carry your drive about 180 yards across the Pacific Ocean. In low tide, if you haven’t made an offering to Neptune, walk over a rocky ocean-floor pathway to putt.

Less adventuresome swingers can opt to play the alternate landlocked 3A. The Jack Nicklaus Signature design takes full advantage of vistas of the surrounding Sierra Madre Mountains, white coral sand beaches and a tropical landscape of palms and bougainvillea.

Jack’s new Bahia Course may be less dramatic but the severely contoured greens will challenge your putting acumen. The grand finale fairways 17 and 18 take golfers within steps of Punta Mita’s famed El Faro surfing beach.

These tracts are in such impeccable condition, you’d swear they trim the fairways with manicure scissors and sift the sand. And just when you’re feeling a bit parched, cart gals arrive with lemon-scented iced towels and Evian spritzes. I got the impression they’d tie my shoes and hit the ball if I asked. If only they could help me to hit that island green.

El Tigre

Further south, in Nuevo Vallarta, try to tame El Tigre. No, it’s not named after Tiger Woods, but for the larger than life rescued Bengal tigers that live in cages on the 17th. You might also spot a cub tethered to a bougainvillea bush near the driving range.

Between Robert von Hagge’s brutal bunkering, gorgeous sculpted fairways, and island green and wild cats, El Tigre is the kind of course you’d want to play again and again.

Los Flamingos

Located at the south end of Bucerias this is the best bargain in the area. Designed by Percy Clifford, Flamingos’ unique fairways have a bit of everything—from plenty of forced carries and elevation changes to resident crocodiles.

Players can save on greens fees by purchasing a package of five or more. The club also provides free morning coffee and afternoon shuttles to your PV hotel.

Vista Vallarta

At Vista Vallarta, just outside of town, take your pick between the two championship tracts designed by Tom Weiskopf and Jack Nicklaus—both roller coasters that take full advantage of their setting in the foothills of the Sierra Madre Mountains. Recently, both were ranked in the top ten for resort courses in Mexico by the Best Golf Guide to the Mexican Rivera Magazine.

Marina

In the hotel zone, The Marina Golf Course, designed by Joe Finger and the oldest in Vallarta, provides a good watery challenge, especially on the back nine, also home to a few seemingly docile crocs. Keep your distance.

Punta de Mita is THE luxury destination in Mexico

Although rated #1 Punta de Mita is the place to be these days, you must decide between holiday resorts in Punta de Mita or luxury homes in Punta Mita. Punta de Mita is a 1,500 acre beachfront resort community located on a headland in the state of Nayarit north of Puerto Vallarta. Surrounded on three sides by nine and a half miles of white-sand beaches and coves thanks to Banderas Bay (Mexico’s largest natural bay), the blue waters of the Pacific and Litigu Bay.

Punta Mita is a grand and beautifully planned residential community. Considered coastal Mexico’s most sought-after destination, Punta de Mita is a tropical paradise full of white sandy beaches and turquoise waters and close to Puerto Vallarta. Luxurious resorts, gourmet cuisine, a bevy of spa services, and of course some amazing golf can all be found here. Owners and guests enjoy personalized service through Punta Mita’s Residential Concierge, and amenities such as the Residents’ Beach Club, Tennis Center and two Nicklaus Signature Golf Courses, several residential communities ranging from condominiums and townhomes to private, single-family villas. The enclave is also home to the Four Seasons Resort Punta Mita and St.

Regis Punta Mita Resort. Sharing the same latitude as Hawaii, Punta Mita is kept comfortable year round by gentle sea breezes, and its average summer temperatures are 85° with 75° temperatures during winter months. Yes there are pros and cons to both resorts and private villas, but for my money I would much prefer the exclusiveness and privacy of the villa. You will pay less, get more, and live like a king or queen.

Second homes: The Mexican Riviera migrates north

By Larry Olmstead Special for, USA TODAY

The Four Seasosn Resort, Punta Mita Mexico - North Shore Puerto Vallarta

The Four Seasosn Resort, Punta Mita Mexico — North Shore Puerto Vallarta

You might not find the Riviera Nayarit on a map, because the name was coined just three years ago to describe the 190-mile coastline north of Puerto Vallarta. But development began a decade earlier, and this is now one of the hottest vacation home destinations in Mexico.

Puerto Vallarta sits on the Bay of Banderas, one of the largest bays in Mexico, at the northern tip of the state of Jalisco. A popular cruise port, the city is heavily developed for tourism and day visitors. But just north across the border in the state of Nayarit, more than 30 miles of less-developed beaches line the bay.

Essentially a suburb of Puerto Vallarta, Nuevo Vallarta is the first community over the border in Nayarit, and as you head north things quickly become more rural. The bay ends with the Punta Mita peninsula, home to Mexico’s premier luxury residential community, but the Riviera Nayarit continues north for more than 100 miles.

While many developments are stalled or on hold these days, Punta Mita just celebrated its 10th anniversary and continues to expand, also fueling growth in surrounding areas. The 1,500-acre gated community has almost 10 miles of continuous beach, with ocean on three sides of the narrow peninsula. It opened in the late 1990s with homes and condos, a Four Seasons hotel and a Jack Nicklaus Signature golf course. This year Punta Mita got its second luxury hotel, a St. Regis, and its second Nicklaus course. Throughout are a broad mix of condos, townhomes and single-family homes, from $450,000 to more than $20 million.

This newly minted Riviera is not just spas and luxury resorts. A half-hour drive north takes you to the funky clothing boutiques and beachfront surf shacks of Sayulita,” says Mike Stevens of Endless Vacation magazine, who has covered the region extensively. “If you drive a little farther north, you’ll need good suspension. Most beaches are reached only by dirt roads — for now.”

The beachfront town of Sayulita, with its cobblestone streets and taco stands, boasts one of the best surf breaks in Mexico, and it has a relaxed, almost hippy vibe. It also has become a popular day and night destination for the entire region, thanks to a broad array of good restaurants and artisan boutiques.

As an American, if your budget is in the $200,000-$300,000 range, your best bet is to buy in Sayulita or San Pancho,” says Gary Pepin, vice president of sales for Punta Mita Properties. San Pancho is a less developed beach town 15 minutes farther north. Beyond it lies more than 100 miles of dirt roads and empty beaches, the future of Riviera Nayarit.

PVSR - Punta Vista Signature Residences

A look at three Riviera Nayarit neighborhoods

Nuevo Vallarta: Just across the state line from Puerto Vallarta and Marina Vallarta, the appeal is proximity to the airport and the many shops and restaurants of Puerto Vallarta, plus a beachfront setting on the Bay of Banderas. While some pay a premium for the location, others are put off by it, an extension of the city with several all-inclusive resorts. Recent upscale development includes the new Villa La Estancia luxury condo-style hotel with apartments from $900,000 to more than $5 million (villalaestancia.com).

Punta Mita: The 800-pound gorilla of the Rivera Nayarit, this community has driven much of the surrounding development. About 70% of the buyers are American, and while you can easily spend eight figures on mansions here, luxury condos start at $450,000. You can get a very large three-bedroom in the complex with private pool and beach club for $750,000. In addition to facilities such as spas, gyms, a large tennis center and beach clubs, buyers have access to the spas and restaurants of the two resort hotels (puntademita-realestate.com).

Sayulita: The first destination in Nayarit to be discovered by Americans, Sayulita has long attracted surfers. More recently it has become mainstream, while preserving its authentic old-Mexico flair. Viable second-home options start around $200,000. Early adaptors can look north to San Pancho or even farther up the coast, where prices have not yet risen as much.

Best for: Golfers, surfers, beach lovers.

Claim to fame: The Pacifico golf course has the only natural offshore-island hole in the world, a legendary par-3.

Don’t miss: The Bay of Banderas is a top whale-watching spot, in the heart of the humpback migration route. Whales are easily viewed from shore or boats from December to April.

Getting there: The Puerto Vallarta airport is modern and well-appointed and actually closer to Nuevo Vallarta, less than 5 minutes. It’s about 45 minutes to Punta Mita.
